Common Causes of Roof Leaks

A leaking roof causes damage to your attic insulation and roof deck causing mold and mildew growth and reduced energy efficiency. Roof leaks have several causes, all of which require the assistance of a professional Roofing Contractor. Here are some common causes of a roof leak:

Loose, Cracked or Rotting Shingles

The biggest cause for roof leaks. If your roof is older, you may see signs of cracking or rotting in the shingles. Also, shingles may come loose and go missing. A weakened outer layer will expose your home to the elements, which wears on the under layers and eventually cause leaks to form. If your roof is in such a condition, you need to have it inspected.

Roofing Nails Backing Out

Apart from roofing shingles, roofing nails can sometimes back out. This leaves small holes that water can easily penetrate, and leave your shingles unstable. Such little holes are typically unnoticeable to an untrained eye, however, a good roofing inspector is trained to see the signs of nails backing out.

Damaged or Dislodged Flashing

Flashing is a piece of metal that protects the areas of your roof where it meets a vertical surface (i.e. walls). If flashing is damaged or dislodged by strong winds, this could leave those areas of the roof exposed. A perfect way for rainwater to get in.

Cracked Rubber Boots

Plumbing vents and anything that protrudes from the roof require a rubber “boot,” which works like flashing by protecting the area where it meets the roof. Continued exposure to outside conditions will eventually crack or dislodge the rubber boot.

Fall is Here – Time to Winterize Your Roof!

Fall weather has hit Colorado! It is time to winterize your roof before the inevitable cold, wet, and snowy months. Here is a general checklist for any homeowner to follow. Feel confident your roof will last the cold season!

Gutters

Your gutters play a vital role in the integrity of your roofing system. Clogged, rusty and damaged gutters allows water to penetrate the roof and siding of your home. Repair any damaged sections of your gutters.

Roof

Weak spots in your roof will surely lead to problems. The most common damages to look for are: curling shingles, cracks, excessive dark patches, dents, missing shingles, leaks, paint bubbling around gutters and rotting eves.

Siding

As with your roof, weak spots in the siding of your house needs to be addressed before the colder elements make the problem worse. Look for cracks, curling, soft and rotten spots, and discoloration. Siding usually lasts about 30 yrs if it is properly taken care of. Siding repainting is needed every 7-15 years.

If you have vinyl siding, also look for any holes, discoloration on different sides of your house, and vinyl pieces hanging loose. Lifetime of Vinyl siding is about 20 years.

Cutback Tree Limbs

Do you have tree limbs, healthy or not, over your roof or gutters? Consider having them trimmed back so that wet and heavy snow won’t snap the branches and bring it crashing down onto your roof!

Check Attic Insulation

Insulation keeps your home warmer in winter months, and cooler during summer months, check your attic to see if your insulation looks in good condition. Any insulation look damp or moldy? Replace it. Attic insulation should also cover your eaves, but all vents should remain clear for air flow.

K&P Exteriors is excited to announce that we have been chosen install a new roof for the long standing Eben Ezer Lutheran Care Center in Brush, Colorado.

Eben Ezer Lutheran Care Center

Eben Ezer Lutheran Care Center had its upstart in 1901. First, as a haven for tuberculosis and consumption patients who were often turned away by other institutions. Today, Eben Ezer is a pioneer in the field of housing, health, spiritual and supportive care for elderly and special needs patients. 

The Eben Ezer Lutheran Care Center site serves as one of three not-for-profit assisted living communities. It is also one of two not-for-profit nursing homes and the sole not-for-profit provider of in-home services in the six-county region of northeast Colorado. The center brings services to over 9,200 square miles. In addition, Eben Ezer Lutheran Care Center is the first Eden Alternative center registered in Northwest Colorado!

Timeline

The roof installation is scheduled for late in September, 2018. This installation is the finishing touch to the massive expansion the center underwent in 2016.

Hail Damage – Attention Home Owners – Did you Know?

Here in Colorado, hail damage is relatively common. When hail hits, it can damage the roof or covering of your home, and ignoring that damage can have major implications. So, even if you think your roof looks okay after a storm, home owners, get your roof inspected!

Roof Damage Quick Facts:

  • The shingles on your roof have protective granules that may “shed” after a storm.
  • The loss of these protective granules allows the shingles to become exposed to harsh UV rays from the sun, making them weaker.
  • Weaker shingles are more susceptible to further damage by weather changes such as; snow, high winds, and rain. Further impacting the integrity of your roof.
  • This can impact the drainage around your house, and causes leakage, or flooding issues!
  • Roof warranties may become void, or decreased, if roof repairs are not addressed as soon as possible and completed by a professional roofing company.

 

In addition, water damage is persistent. Mold can spread subtly into your ceilings and walls. Certain molds can compromise your health, and eat away at your home’s foundation.

We are coming up on the colder, and wetter months of the year. Before winter is here, if you suspect hail damage or other damage to your roof, it’s better to err on the side of caution and get it checked out quick!
